Fixed fee or commission?
What you really pay, and for what level of support
With an agency, it’s true, you pay no deposit. But the support is not the same, because the logic is not the same: the agent is there to close a sale. I am here to find you the property that matches your criteria, with clear, detailed guidance and high-level follow-up.

The logic
Agency: paid a percentage of the price, when the sale goes through.
Dar’Investa: a fixed fee that does not depend on the price. I have no interest in steering you towards a more expensive property: my job is the right property for your criteria.
The payment
Agency: no deposit, but a commission on the sale, often charged on both sides.
Dar’Investa: a fixed amount, known before we start. Deposit at the start, balance at the preliminary sale agreement. 0% commission, on neither the buyer nor the seller side.
The commitment
The only extra thing I ask of you: commitment. The deposit is your starting commitment. In return, you get a premium service: 10 or more properties studied, filmed visits, property audit, support through to the deed.
* Percentages commonly charged by agencies in Marrakech, as observed on the ground; they vary from one agency to another. Dirham amounts rounded down. This is not a criticism of agencies: many do serious work. They are simply two different jobs. If the chosen property is marketed by an agency, that agency may charge its own commission: these fees are separate and I flag them before you decide anything.

What if I stop after the search?
The deposit (6,000 DH, or 9,000 DH for a villa or riad) covers the search carried out: you pay nothing more. You keep the report and the shortlisted properties, with no commitment for what follows.
Do I need to come to Marrakech?
Yes, once, to view the shortlisted properties and confirm your choice. Everything else can be done remotely via WhatsApp and video call.
Do you negotiate the price on my behalf?
No. Together we prepare a negotiation strategy based on the inspection and local prices. You alone decide on the price and the offer.
Do you work with the notary?
I coordinate communication with the notary of your choice and help you gather the documents. The notary remains solely responsible for the deed.
Does the price depend on the property?
No. 19,900 DH for an apartment, 29,900 DH for a villa or riad, 19,990 DH for land, with a deposit at the start and the balance at the preliminary sale agreement. The price is set before we start.
